On a commercial job the schedule is the product, because every day you are closed costs you more than the work does.

The crew that opens the walls is the crew that hangs the last door, so your space is never handed to a second outfit halfway through. Every material is named in the estimate before anyone starts, so you know what is going into the space and what it costs before you agree to it. No more than a third of the price is due up front.

Rhode Island contractor registration GC-51642 covers residential and commercial work, and in Massachusetts we hold Home Improvement Contractor registration 213949. Ask for our certificate of insurance and we will have the carrier send it to you, or straight to your landlord or property manager with the access and hours they need. Planned back from your opening date

On a house, a week late is annoying. On a commercial space, a week late is a week of rent with no business done against it. So commercial work gets planned backwards from your opening date rather than forwards from ours. Every stage gets its date from the stage that follows it, not from whatever is convenient that week.

That means the long lead items go on order in the first week and not the fourth, and the inspections get booked before they are needed instead of called for once the crew is already standing around. The noisy work is scheduled for when it costs you least, which is often evenings, weekends, or in phases with part of the space open throughout. If your landlord needs documents before anybody lifts a tool, ask on the first visit and we will get them moving while the drawings are still being agreed.

How the job runs

  1. Walk the space We walk it with your opening date in hand, and everything after that is planned back from it.
  2. Long leads ordered Anything with a lead time goes on order before demolition starts, not after.
  3. Paperwork in parallel Certificates, access, insurance and inspections all get moving at once, so none of it is discovered late.
  4. Phased around your hours Where the space has to stay open, we wall it off and work through it in sections.
  5. Inspections booked ahead They go on the calendar in advance instead of being called for when we are ready and then waited on.
  6. Punch list walk You walk the space with us before handover and one agreed list gets finished.
